Vacation Homes: What to consider before you dive in…

When buying a home, there are three categories in which homes can fall: 1) Primary Residence 2) Second Home 3) Investment Property

The Primary Residence comes with tax benefits and require smaller down payments, depending on the mortgage and unless you are planning on being on vacation most of the time, your vacation home will not be your primary residence.

A Second Home cannot be rented out, but you do have access to it at any time. The tax benefits are similar to a primary residence, but you will need to qualify for a second home mortgage and will need to put at least 10-20% down.

An Investment Property will also require you to qualify and at least a 20% down payment, but lenders will consider a portion of the rent as income and can help you qualify easier. You will not receive the same tax benefits, but because you can rent the home out when you are not using it, the income can offset some of the costs. Some costs to consider: Closing costs, inspection, taxes, insurance, utilities, furnishings, property maintenance, cleaning crews between stays and travel back and forth. Another cost is an alarm system due to the fact that your vacation home will be a distance from where you live. This is not only good to deter criminals, but also can help detect a burst pipe, an electrical outage or fire. Truthfully, the best time to study closing costs is when you are shopping for a lender and comparing interest rates. Using a closing-cost calculator can also help you determine what your costs might be, and then you can decide if you are going to pay them up front or finance them into your mortgage. What are closing costs?

Closing costs are lender and third-party fees paid at the closing of a real estate transaction that can be financed or paid up front. They range from 2%-5% of the purchase price of a home.

Recurring Costs: Ongoing expenses you will continue to pay as a homeowner and are placed in your escrow account, which can also be viewed as a forced savings account for upcoming home expenses you will be facing. Can you buy a home with zero money down?

The hardest part of buying a home can be saving for the down payment. A 20% down payment can easily be $30,000-$50,000 on a modest home purchase and while that is ideal, it is often not possible to come up with. Is there a solution for affording your dream home? One possibility is a zero-down mortgage.

A zero-down mortgage is a loan that covers the entire purchase price of the home. This frees up funds for your home search and provides an easier way to secure a loan. A conventional mortgage generally requires a down payment between 5% and 20% of the home's selling price. A zero-down mortgage is a great option for someone wanting to get in a home quickly while paying down other debt as well.

While this option may be hard to find, there are two options for zero-down mortgages: A VA Home Loan from the U.S. Department of Veterans Affairs, and a USDA loan from the U.S. Department of Agriculture. • VA loans don't require private mortgage insurance and have low closing costs, in addition to not requiring a down payment. To qualify, you'll need a Certificate of Eligibility from the VA, have a good credit score, and meet the requirements for income. This loan isn't completely free, though: You could pay a 1 percent loan origination fee and costs relating to the purchase (such as appraisal and inspection fees). The main requirement for the property is that the selling price isn't higher than the appraisal price.

• USDA loans offer low interest rates for low- to moderate-income potential home buyers with good credit looking to buy a home in designated rural areas. The two most popular USDA loans are Single Family Direct Home Loans (designed for low- to very-low income applicants) and Single Family Guaranteed Home Loans (designed for low- to moderate-income applicants).

For USDA Single Family Direct Home Loans, the property generally has to be 2,000 square feet or less, can't have an in-ground swimming pool, and can't be designed for income-producing activities. USDA Single Family Guaranteed Home Loans have few requirements other than the property existing in an eligible area, and the home has to be occupied by the applicant as their primary residence.

As with all things, check your pros and cons: there may be a down side to a zero-down mortgage... For VA Loans, your interest rate may be higher than a conventional loan. For USDA loans, private mortgage insurance may be required, which is a monthly payment between 0.5 and 1 percent of the loan. However, for those with bad credit, neither of these options will work.

Foreclosures: Opportunity or Risk?

Everyone loves a bargain, and in the real estate world there are deals which can be great investments... if you understand the risk involved. It is important to do your homework when considering the purchase of a foreclosure. There are several ways a foreclosure can play out: -The borrower can pay off the default in the pre-foreclosure stage and no foreclosure takes place -The borrower can sell property to a third party and negotiate terms which prevent the borrower from having a foreclosure on their credit history -A public auction or short sale is held and the property is sold at the end of pre-foreclosure -The lender can buy back the property from the borrower either at auction or through an agreement during pre-foreclosure and try to resell it

If you choose to buy during pre-foreclosure, approaching the borrower and offering to buy the property outright will yield the largest profits and ability to negotiate a favorable outcome for all. Make sure you navigate through this process by following a few simple, yet crucial steps: -Prepare your resources: loan pre-qualifications, enlisting the help of an agent if needed -Confirm property status: Call the listed trustee to ensure owners have not paid off amount owed, sold the property, or that is up for public auction -Evaluate bargain/investment potential: Subtract outstanding liens and loans from the estimated market value to determine accurate equity -Contact the owner: unless it is on MLS, contact directly to express interest -Negotiate a purchase agreement and close the deal: ideally during pre-foreclosure (to protect the borrower's credit and something to show for the property equity), you will negotiate a deal before the property is put up for auction

What is a HELOC?

A HELOC is a type of secured loan available to property owners. It is a home equity line of credit that is based on the loan-to-value ratio of your home which is usually around 80-85%. The attractive rates of a HELOC can be a smart and profitable way to free up credit for anything from unexpected repairs and renovations to using it as a down payment for purchasing one of our fabulous Taos homes for sale.
