7 Quotes To Survive Your Home Search

7 Quotes To Survive Your Home Search

House hunting can be stressful and filled with frustration and challenges. There is hope, just keep these quotes in mind to help guide you through the challenge.

1) Home is the nicest word there is:

Looking for a new home takes time and patience, but it's important to keep in mind that this needs to be a place that makes you happy and where you feel comfortable.

2) It is not the beauty you should look at; it's the construction and foundation that will stand the test of time:

While flashy and glamorous often sell houses, it is the structure and construction that really matter in buying that perfect home. Try to pay just as much attention to the unglamorous things when choosing to buy or rent a home.

3) Patience is bitter, but it's fruit is sweet:

You're friends might tell you about how they went out with a real estate agent on a whim and the first house they looked at was the perfect house. These people need to be ignored. Real estate is like love. Sure, sometimes it happens at first sight, but it really takes patience, understanding, lots of work and examining all the pros and cons.

4) The root of suffering is attachment:

Buddha's quote says it all, when it comes to house hunting, detachment is vital. Until you have all the paperwork signed, there are many things that can go wrong. So don't get attached to that new home quite yet.

5) We shape our buildings; thereafter they shape us:

Your home can affect you in many ways. Will that master bedroom without light make you sad? Will having a bigger bathroom give you more work to do? These are questions only you can answer for yourself. So make sure the home you are looking at it truly your dream home.

6) You can't depend on your eyes when your imagination is out of focus:

You don't want to end up with a lemon that is going to cost far too much to fix up, so what you see at an open house might be just a mask to what's hiding underneath. Look past the sparkle and think about how you can make the space your own. You might be surprised at your own creativity.

7) Home is wherever I'm with you:

When everything is said and done, it's not the building that matters it's the people in it that matter most even if you live alone, a home is all about the people and animals in it. If you can remember that you will always find happiness in every moment that happens inside and outside your home, then the creaky floors or leaky pipes might not be such big deal after all. Home is where your heart and loved ones are.

Buying A House

Buying a House

If you are shopping for a new home, one of the most important things you should obtain is homeowners insurance. Many lenders require that you purchase insurance before the sale is final. It is also important to understand the types of insurance that are available and pick the one that's right for you. Also be aware of insurability issues.

When looking into an insurance policy, look at everything. Some only cover the dwelling, additional structures, personal property, loss of use. Others may also provide some liability if a person should get hurt on your property. It is very important to look at your surroundings. For instance, if you live by a river or lake your property could be deemed as high flood risk. Some insurance companies do not cover natural disasters, so always make sure to check over your policy.

Insurance companies will also look at "Acceptability Criteria" like construction, roof, and the use of the home,( whether you are living in it or renting it). They also look at personal past history, as well as if the property has any liability issues, like swimming pools, cliffs or other risks. The lender may also require you to get a home inspection done if it is an older home. So with all the issues that come with buying a new home, having the right insurance can give you piece of mind.

The Birth Of Angel Fire New Mexico

The Birth Of Angel Fire, NM

One of the youngest towns in New Mexico Is Angel Fire. Before being established in the 1860's by Lucien B. Maxwell and Christopher (Kit) Carson this land was once home to the nomadic Moache Ute and the Jicarilla Apache tribes. They spent the fall and summer months enjoying the vast mountain land and called it " fire of the gods" due to the sun setting behind Auga Fria Peak looking like fire on the mountain. In 1885 Carson gave it the name Angel Fire.

In the mid 1800's Maxwell acquiredand a 1.7 million acre property which became known as the Maxwell Land Grant. In 1867 gold was discovered on Mount Baldy and even though it was private property, it was soon filled with prospectors searching for gold.

In 1918 Charles and Frank Springer (Owners of the SH Ranch) Built the Eagle Nest dam, taming the Cimarron river and conserving water for Colfax County.

In 1954 Roy and George LeBus, bought the 9,000 acre Monte Verde Ranch and in 1956 purchased another 14,000 acres from the Maxwell Land Grant Company. Ten years after the purchase, it was decided that they would transform it into a Resort Community, keeping the name Angel Fire.

In 1966 construction began and after 18 months, the first ski runs were cut. A 9 hole golf course was also constructed and Monte Verde Lake was ready for visitors. Word spread quickly of the new resort which put a demand in for more accommodations. In 1971 the first condos were built, Because of the growing population and the need to take on more investors, the LeBus family sold the resort to the Baca Grande Angel Fire Corporation, retaining 1000 acres of the original land for themselves.

Over the years, the resort was sold several times. In 1996 most areas of dispute were finally settled and now Angel Fire is the Resort you know today comprising of four season fun the whole family can enjoy. 12 Deductions To Help Shrink Your Tax Bill

12 Deductions To Help Shrink Your Tax Bill

Tax time is quickly approaching, and in a rush to get all of your papers together you might overlook potential savings,

These 12 tax-saving tips can help you plan ahead and save:

1) Mortgage Interest:

This can be a huge deduction since interest payments are the largest component of your mortgage, and the U.S. tax code allows you to deduct the mortgage interest!

2) Closing Costs:

In the tax year you buy your home, you are able to claim the points on your loan even if paid by the seller, and the common 1% origination fee can lead to a considerable savings!

3) Property Tax:

You can deduct both your primary home and your vacation homes property taxes.

4) Home Equity Lines:

You can deduct the interest you pay on your home equity loan as well as shift your credit cards debts using home equity lines and pay a lower interest rate than the credit card interest rate, and in return get a deduction on that interest as well...

5) Refinancing:

This one's tricky, if you paid points when refinancing your mortgage it is tax deductible. Remember, you have to spread that cost out over the term of the loan- and take only a credit for the adjusted amount each year.

6) Home Sweet (Second) Home:

You can write off the interest on both your homes total mortgage debt up to 1.1 million. Property taxes on your second home are also tax deductible.

7) Short-Term Rental:

If you have paying guests staying for longer than 14 days or if you rent it out for more than 14 days within a year, all rental income is now tax deductible. For more info please see your tax pro for details.

8) Capital Gains:

If you purchased your home prior to 2003 it has likely appreciated in value, and this tax benefit will come in handy. Visit irs.gov for guides to taxes when selling.

9) Unexpected Move:

When selling your home and moving 50 miles away or more due to unforeseen circumstances, depending on how long (two years or fewer) you have owned your primary residence you can prorate the taxes on your profit, which means you keep 25%, 50%, or even 75% of your profit (tax-free).

10) Health-Related Upgrades:

If you are required to make home improvements on youe home due to medical issues for yourself, spouse, or dependents,(must be doctor recommended) you can deduct the cost of those improvements).

11) Home Office:

If you have a home office, you can deduct $5 per square foot of designated home office space up to 300 square feet. With the new tax rule it will allow you to deduct up to $1,500.

12) Going Green:

Energy-efficient improvements, gives you a thumbs-up from Uncle Sam in the form of a tax deduction.. with any significant (green) improvements done to your home which contributes to higher energy efficiency, you can deduct up to 10% of the cost (up to a maximum of $500). Upgrade equipment and get a credit of 30% of the cost.

So remember it's always good to double check and make sure you have everything you need to get better tax breaks.

Should You Refinance Your Mortgage?

Should You Refinance Your Mortgage?

Many homeowners can benefit by refinancing their mortgage at a lower interest rate! Before you refinance consider the following questions!

1) What Kind Of Interest Rate Can You Expect:

If your planning on staying in your home, a small reduction in your interest rate can make a big difference, even tho some people say it's not worth it unless your knocking off an entire point, like going from 5%-4%...

2) Don't Forget About Closing Costs:

Although lower this time, remember you will have to pay closing costs again when you refinance! In some instances your currant lender might even be willing to give you a good deal in order to keep your business.. So always look around and check out what other lenders are offering!

3) 15 Years Versus 30 Years:

Where will you be in 15 to 30 years? Always think ahead about what you circumstances might be like in that time frame.. Think carefully, see if you really want to reset that 30 year loan clock.. Some people choose the 15 year plan to pay it off early with higher monthly payments while others choose the traditional 30 plan. Choose the plan that fits your needs..

4) Fixed Interest Rate or ARM?

With interest rates at an all-time low, experts are advising people to lock in that low interest rate. Others however choose the flexible rate plans, like the ARM or adjustable-rate mortgage. Not locking in a rate plan leaves you venerable to life's unexpected curve balls! This leaves some people in hot water when the interest rate adjusts and there left with skyrocketing monthly payments! So be careful on choosing your rate plan..
