What to do if a Seller Rejects your Offer

If you've fallen in love with a home, made the best offer and the seller won't cooperate, you might find yourself trying to figure out what to do.

There's no procedure or decree that says the seller must accept your offer, no matter how great it is relative to the market. Unlike a retail business that prices products based on inventory levels and market conditions, each seller is independent and has different selling motivations. Here are three ways to cope with a seller who's keeping you from your dream home.

1. Don't waste time questioning the seller

It's easy to ingest over the possible reasons why the seller rejected your offer. You could spend hours looking up a home's sales history and tax records, then combining that data with the information you received from the sellers' agent about their situation or motivations. Don't do it. Trying to figure out the seller won't get you anywhere. Worse, the time spent attempting to get inside the head of someone you don't know is precious time spent away from your home search. If the sellers "just aren't that into you," it may be time to move on. For all you know, like that elusive crush, they will come back once you pull away. Just don't count on it.

2. Put your best proposal on the table

Maybe you haven't offered the highest you can afford yet, wanting to keep some room for compromise. If you find that the sellers aren't responding positively to your offers so far, it could be a sign that they are not motivated to sell. Just because you're a real and active buyer wanting to purchase their house doesn't mean they have to accept your offer. If they're not answering, or they come back with a not-so-great counteroffer, cut to the chase. Make your maximum offer immediately and put it in writing. Then, if they still don't respond, start looking elsewhere.

3. Move On to the Next Home

Because purchasing a home can be both practical and emotional, it's easy for a buyer (particularly a new one) to get hung up on one house and have trouble moving on. But this can only keep you from getting the house you want. To be an understanding buyer, consider each experience and the lessons learned. Draw up unrealistic or unmotivated sellers to experience. Use that to your advantage the next time you make an offer. At the closing table weeks or months down the road, you'll likely look back on that home you "had to have" and realize that the home you ended up with is much better in the long run. Never forget that, no matter how much you believe this one was meant for you, there will always be another great house.

Spring Cleaning Tips to help get your home ready for Selling

Spring is the perfect time to open up the windows in your house and clean every surface inch. But don%u219t waste precious hours of spring sunshine while you stay in and clean. Here are some great tips to get your home In perfect order.

Plan you Cleaning

When it comes to spring cleaning, the best approach is an organized approach. %u21CI recommend having a plan, which includes an outline of the areas you plan to clean, a schedule with time slotted to do that work, for you and any family members, as well as a list of products, tools and even cleaning techniques or tips pertaining to those areas.

Get the right Supplies

When you%u219re making your spring cleaning plan, take inventory of what supplies you need to gather to begin cleaning. Once you figure out what you need, be sure to choose the most effective and powerful cleaning supplies so that the product is doing most of the work, not you. Clean one Room at a Time. It%u219s easy to feel overwhelmed when you are going from room to room to complete various tasks. Choose, target one room at a time so you can see the results of your effectiveness quickly and not get discouraged.

Don%u219t Make the Work Too Hard

Don%u219t scrub any more than necessary. Simple steps like soaking pots and pans before you scrub them, waiting for cleaning products to sit before you wipe down surfaces, and using the self-cleaning setting on your oven can save you tons of time.

Whats on a Buyers Wish List

When it comes time to sell your home, whether you've lived there for three years or 20, you need to see it as a merchandise for sale. And just like an item on a store shelf, you want your home to stand out from the competition.

Of course, your feelings and emotions about your home -- and all of the memories you made there, may make it difficult to detach and view your home as a product. But sellers who quickly transition away from the emotional connection and into investment mode will reap the financial benefits many times over. Homes that go into contract quicker and with few (if any) price reductions ultimately sell for more money. And isn't that every seller's goal?

Homes that sell quickly probably have many of the features that today's buyers find desirable.. Smart retailers try to understand better what consumers want, and then deliver to them. Home sellers should do the same.

Do Some Renovations

When you're preparing to sell your home, consider small renovations, updates, cleaning and even some light staging. many sellers make significant upgrades to their home before listing, leaving them to question if they actually want to move. Today's buyers look for move-in ready and turn-key homes. The more bells and whistles, the better.

Focus on Kitchens and Baths

It's a pretty well-established fact that kitchens and baths sell a home. If your kitchen or bathroom is tired or outdated, consider modest upgrades that pack a punch. Painting cabinets white gives the kitchen a clean and fresh look. Consider new stone counter tops like quartz or granite. And replace old faucets with shiny new ones. Spending a modest sum can reap incredible benefits -- tenfold.

If you got it, show it off.

Research shows that certain features to help sell home faster, Even if you don't have time for renovations, you might luck out and have some of the items on buyers lists. For example, subway tiles in the kitchen or bathroom barn doors, and craftsman's features are proven to help homes sell faster. If your home has these, play them up, because today's buyers want them.

Just like companies figure out the next hot car, handbag or shoe for their respective industries, smart home sellers must know their audience and market their product to meet customer demand. When it comes time to sell, consider your buyer, and try hard to make your home into a top-notch product.

Staging Your Home

Have you been wondering why your home is not selling. Have you staged your home to make it more appealing. Staging your home can give you a quick sale. Here at NM Mountain Properties we want to make sure you home sells when you list with us.

First staging appearance would be to light up the home. You want your buyers to feel welcome and have the proper lighting for any room. HGTV suggests increasing the wattage of all your lamps and fixtures to about 100 watts per 50 square feet. Also, have three types of lighting per room: Ambient, task oriented and accent lighting. Pretty is nice however, it involves having the home more simple than your usual state of things, but the normal dabs of life will make the house feel like a home, instead of an untouched pictorial piece.

Make sure your rooms are done with a purpose and define what the room is for. Some ideas are such as, Living room, entertainment room, washroom, workout room. It may not feel like home, but remember you're trying to sell the home. You can create a close space by grouping your furniture. This will help buyers flow through the home in a way directed by you.

Remember buyers are looking for a space that is affordable and something that they can use. You may also want to connect two rooms by painting them the same color. You can have an all-in-one look by making the drapery and the wall match. You can create a close space by grouping your furniture. This will help buyers flow through the home in a way directed by you.

Do you require a 20 down payment to get pre-approved for a mortgage loan?

Not necessarily.....you don't require the entire funds to get pre-approved for a loan. However, make sure that you have saved enough money when you start to shop around.

Even if you don't have all the money in your account presently, but you know that you have money coming to you like in a 401K or a refund check that is also OK.

If you start your home shopping without a sufficient down payment, you run the risk of scrambling for the money while under contract and not being able to come up with the money and then losing your deposit and your dream home!

There are also loans out there that you can get with a lower down payment than 20% so do your loan shopping before your house shopping!
