Freddie Mac has revised its guidelines regarding re-payment of student debt. Previous guidelines required that we use the fully amortized payment on student loans to qualify the borrower. This could translate to a very high monthly payment regardless of income. As of March 8th, we were informed that income-based repayment is acceptable documentation to support the borrower's current monthly obligation even if the repayment is $0. This allows the borrower to qualify for a higher loan amount given the lower monthly payment included in their debt to income ratio.
